So, we're right in the middle of moving into a new (well, now to us. It was built in 1982) house on Cape Cod in Massachusetts. Escrow closed on our old house in San Diego a few days ago. My parents have always wanted to retire here, so they've been looking at houses here for a while. We really got a good buy here. The house is in East Dennis and it's about 2800 sq. ft. The previous owner I guess was pretty senile before he died, so some of the house is completely gross and disgusting. Example: The originally burgundy carpet in the living room is now a healthy mix of pink, red, black, and green. Green carpet in another part of the house is black/brown from never ever being cleaned.

When we were looking at the house, we asked the realtor what was under the carpet. She said that there was only plywood, and because of the filthy state of the carpets, we were given a $7k reduction on the price. So flash forward to today when we were ripping down all this hideous paneling on the walls. To get all of the moldings and whatnot down we had to pull the carpets back. And guess what we found under every carpet in the whole house: Solid oak hardwood flooring. This stuff is in perfect condition. The original owner probably bought the house brand new and had wall to wall carpet installed immediately. The wood doesn't even look treated. Like the thread title says: We might as well have won the lottery.. I mean, a job like this would set us back something in the order of $20'000. It's been a good day.

We bought the house in San Diego for $620'000 in 2003, and we sold it for $929'000. That was full asking price. We got three offers in the two weeks it was on the market. This house on Cape Cod was priced somewhere in the mid $400'000 range (I think). It may have been more... Don't qoute me.

Those floors are amazing!!! So what are you guys going to finish them with and what color? Are you going to fo it yourself or do it professionaly?

I'm not sure how we're doing them. I think we're going to keep the a very light shade. And I think it's worth dropping a couple of grand to have it done professionally. I could never live with myself if I fucked up a floor like that.

I've known a few people who did this to preserve the wood floors, ensuring they don't get scratched or damaged. They usually have the intention of taking the carpet out before selling, yielding a higher selling price.

It'll cost 7000 bux to have that proffessionally finished if you want a high quality, lasting lustre on the flooring. It'll have to be sanded, filled, sanded again, stained, sealed, sanded again, Tac clothed and coated with laquer. It'll probably be more like 9,000 to 10,000 if the whole home is floored with HW. It's worht it in the end. The T&G used is not the best quality, the sideways grain sux and appears to be oak, but, with the proper amount of work, it'll look good.
It was probably cheaper to carpet the floors than have it finished, that's why there's carpet down.
Too bad Tassia.....shoes will have to wait.

just think. that crappy nasty carpet was saving that sweet ahrd wood.. huray to the nasty carpet... treat it good when you dump it in the trash... it did a good job. Rest in peace carpet, rest in peace.
